What happens if the property I bid for has got problems with the title?
With Nerja Property Auctions this is not a problem as all properties come pre-conveyanced with the purchasers interest in mind. Therefore before bidding on a property you will be in full possession of all the details as to the property you are interested in.

What if I cannot personally attend the auction?
NPA offer the facilities of proxy bidding, telephone bidding and online bidding. By pre-arranging one of these options you can be secure in the knowledge that you can leave your bidding to a professional acting in your best interests.

What if my property does not sell at auction?
If you are unsuccessful in the first auction then there will be a second chance for your property to sell.

What if my property does not make the amount of money I want?
Before entering your property into the auction you will have a meeting with NPA where you can discuss your reservation price. This guarantees a minimum price for your property.

What happens if I am the successful bidder on a property?
If you are the successful bidder you will be required to pay a reservation deposit of €5.000,00 on the day of bidding. Then sign a private contract within 14 days. Normally we will look to complete on the purchase within 28 days of the auction.

What if I require a mortgage to purchase the property?
All properties will also come with a provisionally approved mortgage, if available. This will be dependant on the individual circumstances of the purchasers.

What if I require legal representation?
Because LVR are working independently for NPA, you can also request their services at a reduction of 50%. Therefore, you can have legal representation available to you on the day of the auction. LVR are regulated by the Malaga Bar Association and as such have full professional indemnity.
