Summary of the conveyancing process
If you are purchasing, obtain full information from the sellers solicitors so title can be established, and ensure that there are the property will be received free of charges. Ensure all necessary bills, tax liabilities and service bills have been paid to date.
On receipt of the private contract it is necessary to ensure that the contract fulfils the requirements of the clients. The this is signed at which point a deposit is paid (normally 10% of the purchase value) and a completion date is set.
On the date of completion it is necessary to sign the deeds before a public notary, at which point the vendor receives the remaining monies. The solicitor will then ensure that the correct taxes are paid, that the new owner is registered for rates and any other changes are arranged. (Electricity, water, telephone). |
